For sellers who decide not to stage the survey performed by the IAHSP states that the average price reduction on an un-staged home was 5 – 20 times more than the investment in home staging would have been. ABSOLUTELY NOT! Empty homes can look drab, uninteresting and very uninviting. It is difficult for the potential buyer to emotionally connect to a home that is cold & unfurnished. Empty rooms will guide your potential buyer's eye to the negative aspects of the room(s). Staging will minimize the negative aspects of the space and accentuate the positive features of the home. Staging provides a template for the buyer to envision where their family would watch TV, or a space they could use as a quiet reading area. Updating the home with on-trend furnishings and décor particularly in the master bedroom, kitchen and living room will engage your prospective buyers by showcasing a beautiful, move in ready home.
There is no set time, but the sooner the better to get your ducks in a row. If changing out wall colors, landscaping or repairs are needed you will want to get started on these projects well in advance of listing the property. The initial consultation will give the seller a detailed guide as to what will be needed to be completed prior to listing the home. I can recommend painters, handyman services, contractors & landscapers which will all need to be booked in advance of staging & listing.
